Alternatives To Traditional Leases or Sublets
Hybrid Solution
In this model, you take a smaller space than the entire team needs but makes it bookable and accessible to all designated employees. Sometimes referred to as ‘fractional office space’, this hybrid model results in a desk ratio of 1:2 up to 1:5 or larger and drastically reduces the cost of real estate while delivering against your company’s goals to support flexible work.
Prebuilt Suites
With a smaller team and more certainty as to headcount, a prebuilt suite can provide a furnished and often turnkey solution on a longer term, but much shorter than a traditional lease. Prebuilts vary in size and quality but can provide occupants with some personalization.
Flexible Office / Coworking
For requirements of around 50 users or under 2,500 sq ft, flexible options through a coworking operator will provide everything you need for a term that meets your immediate business goals. With less confidence in team size, especially in high growth organizations, you will need the flexibility to increase desk availability as needed, versus being encumbered by the cost and management of too much space, too soon.
